Most of these communities layer mandatory club membership, initiation fees and annual dues on top of the mortgage, HOA and property taxes, and the rules around who can join, when, and at what cost vary club by club. Boca's most prestigious gated waterfront address -- deepwater Intracoastal estates with private docks, most built or rebuilt in the last two decades, wrapped around a Nicklaus-designed 18-hole course. Membership is by invitation and among the priciest on this coast; the real estate itself rarely dips below eight figures for a prime lot.
